Concrete that has never been sealed absorbs everything, water, road salt, motor oil, and freeze-thaw cycles that expand water in the concrete’s pores and fracture it from the inside. Sealing is not cosmetic maintenance; it is structural maintenance that extends the driveway’s lifespan by decades.
The Preparation That Determines the Seal Quality
Sealer applied over a dirty driveway seals the dirt in and does not bond well to the concrete underneath. Preparation takes longer than the sealer application and determines whether the seal lasts 3 to 5 years or peels within a season. Pressure wash the entire surface to remove dirt, debris, oil stains, and any existing deteriorating sealer. For oil stains specifically, apply a concrete degreaser before pressure washing and scrub with a stiff brush, oil that is not removed before sealing bleeds through most acrylic sealers.
Allow the concrete to dry completely, at least 24 hours in warm weather, 48 in cooler conditions. Wet concrete will not bond properly with sealer and the application will fail.
Choosing the Right Sealer
Penetrating sealers (silane-siloxane based) absorb into the concrete and provide invisible protection without changing the surface appearance. These are the best choice for driveways in freeze-thaw climates because they allow water vapor to escape from the concrete rather than trapping it. Film-forming sealers (acrylic based) sit on top of the surface and provide a wet-look or matte finish but can peel in climates with significant freeze-thaw cycles.
The Application Process
Apply sealer with a roller on an extension pole or a pump sprayer for penetrating sealers. Work from the far end of the driveway back toward the street so you do not step on fresh sealer. Apply a thin, even coat, thick coats are a waste of material and produce uneven results. Allow the first coat to dry per the manufacturer’s instructions before a second coat. Keep vehicles off the surface for at least 24 hours after application. Reapply every 3 to 5 years or when water no longer beads on the surface.
